Our villa is located on the quiet community of Windwood Bay in Polk County. The community and the whole ambience provide the ideal retreat to chill out after all of the day’s exertions. Windwood bay is situated on the CR54 and is set in a natural, beautiful setting of Central Florida surrounded by conservation land and wetlands.
We are very close to Publix, shops and several restaurants; it is just minutes from the bright lights of US192 Kissimmee which is only 8 mins away, where you can visit the world famous Old Town with all of its attractions, shops and restaurants and of course you will find Disney World and Celebration.
All major attractions and theme parks of Kissimmee and Orlando such as Sea World, Universal Studios, Wet n Wild and Gatorland are all close by.
Interstate 4 is also on your doorstep, which provides easy access to and from airports and the beaches on the Atlantic and Gulf Coasts. You are only 45 mins drive from Tampa and Bush Gardens.
If golfing is your passion then there are many courses within 10 minutes, including the Greg Norman designed Champions Gate 5, which is only 5 mins away.This beautiful resort offers an un-matched golf facility and is regarded as one of the top courses, not only in Florida, but in the United States. BOOKINGS An initial reservation may be made by telephone, e-mail or from our Website and the chosen home will be held for 5 days. When you have read and agree with our ‘Rental Terms & Conditions’ then complete and return our Booking Form.
DEPOSIT Upon receiving the completed Booking Form we send an invoice stating the total amount due and payment details. If you are booking at least 8 weeks prior to your arrival date then we require a 25% deposit to confirm the booking, which is non-refundable but will be deducted from the full rental amount. However if the booking is less than 8 weeks prior to arrival we require full payment.
SECURITY DEPOSIT When we meet & greet you at the home we require either a $300 cash Security Deposit or an imprint of your credit card which will simply be held as a guarantee as an authorization on the card, for the homeowner, against any costs incurred for any additional services, missing items, or any damage you may incur during your stay in the home. A cash security deposit is refundable upon a satisfactory inspection of the home no more than 30 days following departure and the credit card company releases credit card security deposits after 30 days.
BALANCE OF PAYMENT The balance of the payment is to be paid no later than 8 weeks prior to your arrival date. We reserve the right to cancel the booking if payment is not received by the due date.
PAYMENT We accept all types of payments - bank transfers, personal checks, cashier checks and all major credit cards. We prefer all payments to be in US Dollars. If payment by sterling this must be paid by cheque payable to L Keeley.
CANCELLATION CHARGES The guest may cancel the booking at any time after it has been confirmed. Cancellation must be made in writing or by e-mail. The following cancellation charges will apply: A. More than 8 weeks before arrival – Loss of Deposit B. Between 4 to 8 weeks before arrival – Loss of 50% of Total Cost C. Less than 4 weeks before arrival – Loss of 100% of Total Cost If through circumstances beyond our control, it is necessary for us to cancel, which would be totally exceptional, we will refund any monies paid, without interest or further compensation.
AMENDMENTS Alterations to Confirmed Bookings can be requested and will be at the owner’s/OPS.etc discretion – an administration fee of $25.00 or £45.00 will be charged. Changes need to be notified in writing or by e-mail together with the relevant fee.
TAXES By Florida State Law all rentals are subject to Sales Tax & Tourist Tax. These taxes have been included in sterling qotations.
OCCUPANCY Florida State Law prohibits subletting, sharing or assigning. Therefore only the persons named on the Booking Form are allowed to stay in the house, any persons not shown on the Booking Form will be asked to leave. Each home contains a floor plan, which clearly states the maximum occupancy level.
ARRIVAL & DEPARTURE The rental commences at 4.00 p.m. on the day of arrival and ceases at 11.00 a.m. on the day of departure. If a later checkout time is requested and is available, there will be a $75 or £45 charge.
UTILITIES All rentals are inclusive of electricity and water.
CLEANING The property will be cleaned before your arrival and again on your departure. If you require extra cleans during your stay there is a charge of $50 or £30 per clean.
USE OF THE TELEPHONE A telephone is available for your use in the home. Local, toll free and most international calls are free of charge.
POOL HEATING During the period November to March pool heating is recommended, this can be requested at the time of booking or upon arrival. There is an additional charge of $30 or per day plus sales tax & tourist tax. In the event pool heating is requested and paid for, the owners/OPS.etc cannot guarantee the temperature of the pool as this will vary according to different factors, the main one being the prevailing weather conditions. A minimum of 3 consecutive days is required for pool heat.
INVENTORY ITEMS No inventory items are to be removed from the house. This includes linens and towels and beach towels. Any breakages or damage must be reported to OPS.etc immediately.
INSURANCE Clients are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accident, sickness and damage.
LIABILITY The owner/OPS.etc do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the home including the pool and spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when in the pool, spa and surrounding area.
Neither the owner or OPS.etc can be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the community.
NOISE Please bear in mind that most homes are situated on a community, which consists of both residential and short-term vacation homes, we therefore request that out of respect for your neighbors, no noise between the hours of 10 p.m. & 8 a.m.
COMPLAINTS OR DISATISFACTION In the unlikely event of a complaint during your stay please contact OPS.etc.
FORCE MAJEURE Neither the owner/OPS.etc can accept or be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control).
NO SMOKING POLICY Please note ALL our homes have a NO SMOKING policy. Smoking is only allowed on the pool deck or outside the home.
GRILLS Grills with gas tank can be supplied for $40 per week (7-days) and $5.00 for each additional day. The minimum charge is $40.00. Payable locally. Please Note: By State Law cooking must be done outside of the pool cage.
CRIBS Cribs can be supplied at $30 per week plus sales tax & tourist tax. Payable locally
INFORMATION BOOK An Information Book is provided for guests and is packed with useful information. This Information Book must not be removed or taken from the home, otherwise you will be held responsible for a charge of $50.00 to replace the book.

Our home is beautifully furnished fully air conditioned, executive home, it has 4 bedrooms and 3.5 bathrooms. This new villa, which was built in November 2004, has over 2586 sq ft of living space allowing enough room to sleep up to 10 people.
Living Areas –
There is an oversized family room with a corner suite and large screen tv with Cable which allows you to relax at the end of a busy day at the parks or shopping.
The family room is linked with the Kitchen area that includes and kitchen dining table and breakfast bar. You have all the modern appliances you need in the kitchen including:- . Microwave · Dishwasher · Pantry · Range · Refrigerator · Coffee Machine · Toaster · Kettle
Sitting Room & Dining Room – These separate rooms are located at the front of the house and also have a television in the room. There is a sofa bed located in the sitting room. This also has a TV with Cable.
Downstairs you will also find a fully equipped laundry room with Washer & Dryer, which you can use at your conveyance and is included in your rental charge. Also thee is a powder room which leads onto the pool deck area.
Upstairs you will find 4 double bedrooms.
The Master Suite has its owns master bathroom with bath and separate shower unit and WC. There is also very large walk-in closet. With Cable TV. There is a hairdryer located in this bedroom.
The Queen Suite has its own en-suite shower/bathroom facility and walk-in wardrobe plus Cable TV.
Bedroom 3 & 4 both share a fully equipped bathroom with bath/shower unit and WC. Bedroom 3 also has Cable TV.
There are ceiling fans located in all bedrooms and family room.
Outside you will find a wonderful patio area with oversized south facing pool & Spa. There is also a spa to relax in. The pool has a 14 x 28 screen and the pool can be *heated in the winter months if required. There is patio furniture on the patio so you can enjoy an evening drink whilst the kids play in the pool. There is also a pool safety fence which can be placed in front of the pool to give piece of mind when little ones want to play on the patio.
