There are a number of inns in the area with reasonably priced food, and a variety of 'take-away' & ethnic restaurants in Bishop Auckland or Spennymoor. Binchester is an ideal touring centre being 15 minutes from Durham City, 1¾ hrs from York, 2 hrs from the Lake District and 1½ hrs from the Scottish Borders and 2 ¾ hrs from Edinburgh. Binchester is near Binchester Roman Fort, Auckland Castle, Durham Cathedral & Castle, Raby Castle, Barnard Castle, Teesdale & Weardale There are golf courses at Bishop Auckland, Woodham & Durham. Leisure centres at Willington, Spennymoor and Bishop Auckland. Beamish Museum, the Roman Wall, the Durham and Yorkshire Dales & Moors, and the coasts of Yorkshire and Northumberland are within an easy hour's drive.

Conditions of Hire The Hirer agrees to: Pay all hire charges when due, And, during the period of hire, agrees to: Take, and ensure that others in the party take, reasonable care of the contents, fabric & grounds of the property. Report to the owners any breakage, damage, etc., whether accidental or not; and, to replace, or pay for replacement, or repair, if requested by the Owners. Strictly adhere to the No Smoking policy in the cottage. Where applicable, not to allow dogs on to furniture, beds, etc.; nor to leave dogs unattended in the property, nor allow them to foul upon the property. Ensure that the cottage is securely locked when unoccupied. To vacate the property at the termination of the hire. On departure, to leave the cottage in a clean state; e.g. washing-up done, tables, benches, toilet, sinks, etc. cleaned, rubbish disposed of, floors cleaned. ***************************************** NOTE: If the Hirer leaves the cottage in an unclean/untidy state, the Hirer will be charged £25 for the additional costs incurred for cleaning. This charge will be deducted from the £100 bond paid at the start of the hiring, or charged to credit/debit card. Should the Hirer wish to pay an additional charge for cleaning after departure, this can be arranged at a cost of £20. (Notify the owners a few days in advance of departure, if required.) The Owners can usually arrange for a cleaner to attend on a daily basis if required. The charge for this is £7.50 per hour (or part of an hour). A few days notice may be required to obtain the cleaner's services. ***************************************** Cancellation Policy 1. If, due to unforeseen circumstances, we (the Owners) have to cancel the hire, we will give as much notice as we reasonably can, and refund all monies paid. 2. If the Hirer fails to pay the balance of charges on, or before, the due date, we reserve the right to cancel the booking. We will not refund any deposit paid if we cancel the booking in these circumstances. 3. If the Hirer cancels the hire before the balance of hire charges has been paid, we will not refund any deposit paid under any circumstance. 4. If the Hirer cancels the hire up to 14 days before start of hire, after the full amount of the hire charge has been paid, we will refund all monies paid less 5% cancellation charge, and the deposit paid. 5. If the Hirer cancels the hire from 13 days or less before start of hire, after the full amount of the hire charge has been paid, we will not refund any of the monies paid, unless we receive any monies by means of subsequent re-let of the accommodation, in which case we will refund all monies paid less 5% cancellation charge and the deposit paid. 6. If the Hirer cancels the hire for a Short Break or Special Offer before start of hire, after the full amount of the hire charge has been paid, we will not refund any of the monies paid, unless we receive any monies by means of subsequent re-let of the accommodation, in which case we will refund all monies paid less £20 cancellation charge. 7. If the Hirer cancels the hire we will not refund any premium paid by the Hirer in respect of Cancellation Insurance. 8. The Hirer shall notify the Owners within 72 hours of the occurrence of an event, which may give rise to cancellation of the hire, or which may give rise to a claim under any Cancellation Insurance Policy. 9.
